Legal Requirements and Documents for Buying and Selling Real Estate
Required Documents for Individual Sellers and Buyers:
- Original or photocopy of title deed
- Identity card (TR Identity Number must be visible) or notarized copy of passport
- Document from the municipality showing the current value of the real estate
- Power of attorney if a lawyer or representative will carry out the sale
- Compulsory Earthquake Insurance (TCIP) certificate (only for residences)

Necessary Documents for Company Sellers and Buyers:
- Original or photocopy of title deed
- Document from the municipality showing the current value of the real estate
- Photocopy or original Tax Certificate
- Photocopy or original Signature Circular
- Identity card (TR Identity Number must be visible) or notarized copy of passport
- Copy of the Trade Registry Gazette (showing the last election of the board of directors)
- Authorization document containing the credentials of authorized persons related to the immovable property
- Power of attorney if a lawyer or representative will carry out the sale
- Compulsory Earthquake Insurance (TCIP) certificate (only for residences)
- Valuation report prepared by institutions authorized by the CMB
Title Deed Transfer Process
Title deed transfer transactions are carried out at the Land Registry Offices. The documents required for the title deed transfer process are prepared and the title deed fee is paid. Then, an e-appointment is made by calling ALO 181 or through the Web Land Registry System. On the day of the appointment, the buyer and seller can go to the land registry office to complete the title deed transfer.

Required Information on the Application Page:
- Turkish Republic Identity Numbers of the buyer and seller
- Identity numbers
- Phone numbers
- Name of the land registry office to which the immovable is connected
The Land Registry Office calculates the amount of fees to be paid and notifies the parties via SMS. After the fees and taxes are paid, the date and time of the appointment is notified to the parties via SMS. The parties only go to the land registry office for the wet signature.
Title Deed Transfer Period
If the necessary documents are completed, the title deed transfer process is usually completed within 1 to 3 days.
After the title deed transfer process is completed, it is very important to secure the immovable property with insurance against possible risks.
Taking Over Title Deed Ownership (TAPU)
Immediately after the buyer completes all the payments and the wet signatures are signed at the land registry office, the land registry office delivers the original title deed to the buyer.
